Timberlawn - Penbrooke Relationship explained:
 
Timberlawn: All 126 single-family homes are members of the Timberlawn Homeowners' Association (THOA) and must comply with the applicable CCRs, Bylaws, and pay an Annual Membership Fee.
 
Penbrooke: The Penbrooke Community Association is the umbrella community association responsible for general community issues related to the pool, tennis courts, playground, and common area bordered by Mossrock Drive, Sugarbush Lane, and Bloomingdale Court. Members include 63 Timberlawn properties and all owners/residents of The Gables (condos), The Mains (townhouses), and Luxberry (condos).
 
See the Reminders Section for a list of the 63 single-family homes originally built by USHomes (circa 1981) that were given the option to join Penbrooke as associate members.
 
Timberlawn must always have a paying representative on the Penbrooke Board.
 

Architectural Variance Requests
If adding a fence or changing the exterior of a Timberlawn property, including shutters, windows, and doors, or adding or updating attached structures such as screened porches, sunrooms, decks, or patios, or making any changes to the structure, style, materials, or color, OWNERS MUST NOTIFY and request THOA approval for the project.

The Timberlawn Homeowners’ Association invites you and your family to our SPRING WINE & CHEESE to be held at the cul-de-sac at the end of Magic Mountain Drive. Water and healthy snacks will be provided for the little ones.
 
We hope you can join us to welcome new neighbors and say goodbye to former Board members.
 
Fun Fact:
The Shriver-Kennedy Family hosted meetings and many parties in our neighborhood.
The Timberlawn estate is best known as the birthplace of the Peace Corps, Head Start, and Camp Shriver, which inspired the Special Olympics.

Good Neighbors
Timberlawn is a Good Neighbors Community that cultivates positive relationships, protects the community's appeal, and fosters a sense of belonging.
  • Trash and Recycling containers must be removed from the curb and put out of sight after collection. Not to be seen in front of or beside the house!
    • Homeowners contract directly with trash collection companies. 
  • Mailboxes are to be kept in good condition, and posts are to be properly maintained.
  • Trees and Shrubs in public view must be maintained appropriately
    • Overgrown, dead, or sick shrubs and trees must be promptly shaped or removed from properties, including the stump.
    • Removal of hardwood trees greater than 6" needs approval.
